1. Agreement to Terms
By accessing, browsing, or using the website at prolandassetmanagement.ca (the "Site") and its associated subdomains and portals, you are entering into a binding legal agreement with ProLAND Asset Management Corp. ("ProLAND", "we", "us", or "our"). These Terms of Service ("Terms") govern your use of the Site. If you do not agree with any part of these Terms, you are prohibited from using or accessing this site.
2. Regulatory & Business Model Disclaimer (Crucial)
ProLAND Asset Management Corp. is NOT a traditional property management brokerage.
We operate exclusively under the "Principal Corporate Tenant" model. When you do business with ProLAND, you enter into a commercial Master Lease agreement directly with our corporation. We act as a principal tenant, sub-leasing the property to our corporate and mid-term clients. We do not act as your agent. We do not provide real estate trading, property management, or brokerage services on behalf of others as defined under the Alberta Real Estate Act.
Consequently, our relationship is governed by commercial contract law and the executed Master Lease Agreement, rather than agency law or standard brokerage regulations.
3. Analytical Tools & Yield Audits
This Site features various interactive calculators, "Yield Audits," and financial comparative tools. These tools are provided for informational, illustrative, and marketing purposes only. They are based on general market assumptions and the data you input. They do not constitute a binding financial offer, a guarantee of income, or professional financial advice.
A binding guarantee of rent is only established once a formal, written Master Lease Agreement is executed by both ProLAND and the property owner following physical due diligence.
4. Owner Portal and User Accounts
If you become a landlord partner, you may be granted access to our secure digital Owner Portal. You are responsible for maintaining the confidentiality of your login credentials and for all activities that occur under your account. You must notify us immediately of any unauthorized use. We reserve the right to suspend or terminate portal access if we suspect a breach of security or violation of these Terms.
5. Intellectual Property Rights
All content on this Site—including but not limited to text, graphics, logos, images, algorithms, calculators, and software (including our custom Odoo ERP integrations)—is the exclusive intellectual property of ProLAND Asset Management Corp. or its licensors and is protected by Canadian and international copyright and trademark laws. You may not copy, reproduce, scrape, or distribute any part of this Site without our express written permission.
6. Prohibited Conduct
As a condition of your use of the Site, you agree not to:
- Use the Site for any unlawful purpose or in violation of any local, provincial, national, or international law.
- Use automated scripts, bots, or scrapers to extract data, text, or pricing information from our Site.
- Attempt to interfere with the proper functioning of the Site or bypass any security measures, including our AI-driven intake forms and CRM endpoints.
- Submit false, misleading, or fraudulent property data into our lead capture forms.

ProLAND makes no warranties, expressed or implied, and hereby disclaims all other warranties including, without limitation, implied warranties or conditions of merchantability, fitness for a particular purpose, or non-infringement of intellectual property. We do not warrant that the Site will be uninterrupted, error-free, or free of viruses.
8. Limitation of Liability
In no event shall ProLAND Asset Management Corp., its directors, employees, or affiliates be liable for any indirect, consequential, incidental, special, or punitive damages—including, without limitation, loss of data, loss of profit, or business interruption—arising out of the use or inability to use the materials on the Site, even if ProLAND has been notified orally or in writing of the possibility of such damage.
9. Indemnification
You agree to indemnify, defend, and hold harmless ProLAND Asset Management Corp. and its officers, directors, and employees from and against any claims, liabilities, damages, judgments, awards, losses, costs, expenses, or fees (including reasonable legal fees) arising out of your violation of these Terms or your use of the Site.
10. Governing Law and Dispute Resolution

You irrevocably submit to the exclusive jurisdiction of the courts located in Edmonton, Alberta, for the resolution of any disputes arising out of or related to these Terms or the Site.
